SBBIS | A Scheme Built for Accountability
The Strata Building Bond and Inspections Scheme (SBBIS) was introduced by NSW Fair Trading to ensure building defects in new residential developments are identified and rectified before handover. Developers lodge a 2% bond, inspections are carried out at statutory milestones, and all reports are submitted to Strata Hub. Done well, the scheme protects your reputation, keeps costs under control, and strengthens relationships with Owners Corporations (OCs). Done poorly, it leads to disputes, delays, and late-stage rectification headaches.
What We Do
At Waratah, we deliver independent, compliance-driven inspections that balance statutory requirements with practical project realities. Our role is to:
-
Provide independent oversight — impartial inspections that satisfy both regulator and Owners Corporation.
-
Identify defects early — detailed, evidence-based reporting to prevent disputes and late-stage surprises.
-
Streamline reporting — clear, photographic defect registers aligned with SBBIS and NSW standards.
-
Coordinate access — smooth scheduling with residents and OCs to maintain program momentum.
While engaged by developers, our statutory role requires neutrality. We protect build quality, manage communication, and give OCs confidence that valid defects are resolved.
Our Approach
-
Structured delivery — inspections aligned with statutory milestones, supported by a dedicated set-up stage.
-
Integrated systems — whether using our dedicated reporting system or integrating with your preferred platform (i.e. Procore, Aconex), we ensure reporting is clear, consistent, and accessible.
-
Stakeholder confidence — transparent communication so developers, OCs, and residents all see the same information.
-
Resident-friendly — online booking tools, reminders, and communication packs ensure high access rates and minimal disruption.
We offer two pathways for developers navigating the SBBIS:
-
Statutory Pathway — delivery of inspections strictly at the mandated SBBIS stages, with clear, compliant reporting.
-
Enhanced Pathway — some developers choose to include extra checkpoints that encourage earlier engagement with potential concerns. This proactive model keeps stakeholders aligned, avoids late-stage surprises, and helps maintain confidence throughout the program, without altering the statutory process.
