SBBIS | Protecting Owners, Backed by Independence

The Strata Building Bond and Inspections Scheme (SBBIS) was introduced by NSW Fair Trading to ensure defects in new residential buildings are identified and rectified before the bond is released. While the developer funds the inspection, the Owners Corporation appoints the inspector — making independence and trust essential.

 


Inspector Appointment & OC Sign Off

Under the SBBIS, the developer usually nominates a building inspector from the authorised Strata Inspector Panel. However, the Owners Corporation must formally approve the appointment by resolution before the process can begin. If the committee rejects the nomination, the developer must propose another inspector. Only if no agreement is reached within 12 months can the Secretary appoint an inspector directly — and this comes at extra cost to the developer.
