What are SBBIS inspections for?
This inspection is part of the NSW Government’s Strata Building Bond & Inspections Scheme (SBBIS). It helps identify any building defects that may need to be rectified by the builder.
Why is this SBBIS inspection important to me as an owner or resident?
This inspection helps ensure your apartment was built to the required standard. It’s a chance to have any issues identified early, which supports better rectification outcomes and long-term value for your home.
Who conducts the SBBIS inspection?
An independent property inspections firm, is appointed by the Owners Corporation. They are accredited by NSW Fair Trading and experienced in inspecting new residential buildings.
Do I need to be home?
Preferably yes. However if you cannot attend you can make alternative arrangements with a friend, neighbour or building manager.
How long will the inspection take?
The inspection takes around 30 minutes per unit. Appointments are available between 8:00am and 2:30pm on the half hour on select days the inspectors will be at your apartment building.
What will they inspect?
Inspectors will conduct a visual inspection of walls, ceilings, balconies, and other accessible interior areas. They will also take photographs of any identified defects.
Can I speak to the inspector on the day?
Inspectors are focused on completing the inspection efficiently, but if you have concerns or specific issues to raise, it’s best to note them when you book.
Will inspectors move furniture or open cupboards?
No, inspections are non-invasive.
Will they take photos inside my unit?
Yes – inspectors may take photos of walls, ceilings or fittings to document any defects. These images are securely uploaded to our inspection system and used only for reporting under the SBBIS. Personal items are not the focus, and all data is handled respectfully and in line with privacy standards.
Do I need to prepare anything?
Yes - Ensure access areas (walls, ceilings, balconies) are tidy and free from obstruction; secure pets; note any defects or concerns when you book.
Will my personal belongings or privacy be impacted?
Inspectors are trained to be respectful and professional. They focus only on building elements (walls, ceilings, etc.) and do not inspect or photograph personal items.
What happens if I don’t book an SBBIS inspection?
If you don’t book your inspection, you may miss the opportunity to have any defects in your apartment identified and recorded as part of this process. Inspections are required under the SBBIS, and we’ll send reminders to help you secure a time. While we’ll stick to the scheduled dates, a second day may be added for larger buildings — but access can’t be guaranteed if no booking is made.
Is the SBBIS inspection mandatory?
Yes – the inspection is required under NSW legislation and funded by the developer.
What happens if defects are found in my unit?
Any defects identified will be included in the formal report submitted to NSW Fair Trading. The builder is then responsible for rectifying them in accordance with the SBBIS process.
I’ve seen blue tape/dots on my walls – what’s it for?
Blue tape is often used to mark areas where a potential defect or issue has been identified. It may have been placed there by a contractor, or a tradesperson during a site visit. If it’s present, please leave it in place — it may help with tracking, follow-up, and resolution during the formal inspection process.
Is the SBBIS inspection just for my apartment, or the whole building?
The inspection includes your unit and all common areas. The goal is to identify any building defects across the whole development, not just individual apartments.
What happens after the SBBIS inspection?
Waratah Consulting will prepare a report for submission to NSW Fair Trading via Strata Hub (copied to the Owners Corporation and the developer). The developer will then have to make arrangements to rectify any defects before the inspector will come back to check.
Will I receive a copy of the SBBIS inspection report?
Waratah Consulting provides copies of the report into Dept. NSW Fair Trading's Strata Hub. The report is then sent to the developer and owners corporation. Please reach out to your owners corporation for a copy of the report.
