Bathers Collaroy

Overview

Lords Group engaged Waratah Consulting to support the Bathers development in Collaroy, a premium residential project comprising 34 luxury apartments over retail – two 4-level buildings with a basement.

The project faced challenges during construction, including builder insolvency and complex rectification works. The client required comprehensive, integrated support — from environmental management during early site works, through to independent Quality Assurance (QA) inspections in the final delivery stages — to maintain quality, compliance, and program certainty.

 

How We Worked

Waratah initially provided environmental services during earthworks, focusing on managing soil waste and ensuring regulatory compliance. This included detailed soil waste classification, segregating hazardous lead and hydrocarbons, asbestos debris and ‘clean’ recyclable material. We introduced a traffic light system for handling various waste streams- green for visually free of contaminants, amber requires further investigation, red visible asbestos debris — allowing the developer to drastically reduce excavation and waste disposal costs.

Furthermore, Waratah supervised all asbestos removal, generated the relevant management plans and conducted regular field monitoring to ensure site safety and regulatory compliance.

As construction advanced, Waratah was re-engaged to provide tailored QA inspections across apartments and common areas.

This combined environmental and property inspection support demonstrated Waratah’s versatility and ability to remain engaged through multiple stages of a complex project.
