Overview

Billbergia Group, one of NSW’s leading property developers, sought to streamline the SBBIS (Strata Building Bond and Inspections Scheme) process for its flagship Lidcombe Rise development comprising 220 residential units across two schemes.

The challenge was to navigate the complex SBBIS requirements while coordinating multiple stakeholders, managing unit access, and mitigating financial risks tied to delayed bond release. Under standard industry timelines, defects are often identified late, creating costly rectification work and prolonged project closure.

 

How We Worked

Waratah applied a structured, proactive inspection model to support early identification and resolution of building defects — well ahead of the formal SBBIS milestones. By conducting comprehensive QA inspections around 10–12 months post-Occupation Certificate, we enabled the project team to address issues in a timely, low-pressure environment. This approach supported smoother interim reporting, reduced the risk of late-stage surprises, and helped achieve a strong compliance outcome within the SBBIS framework.
